What is the difference between tenant find and full management?
Tenant find covers marketing, viewings, referencing and setting up the tenancy — after which the tenant deals with you directly. Full management adds rent collection, inspections, maintenance coordination, compliance renewals and end-of-tenancy handling, so the tenant contacts us rather than you.
Which safety certificates do I legally need?
In England you need a valid EPC, an annual Gas Safety Certificate (CP12) if there are gas appliances, and an EICR renewed at least every five years. Smoke alarms are required on every storey and carbon monoxide alarms in rooms with a fixed combustion appliance. We track all of these and arrange renewals before they lapse.
How is my rent paid to me?
Rent is collected into a client account, and we hold Client Money Protection through Propertymark. Funds are passed to you on a set schedule with a statement showing rent received and any deductions.
What happens if a tenant stops paying?
We chase promptly and keep you informed at each stage rather than presenting a problem after it has grown. Where arrears persist we can advise on the formal notice process and refer you to a specialist if legal proceedings become necessary.
Can you manage a property I have not bought yet?
Yes — and it is usually the better order. We are happy to give a lettings view on a property before you buy it, including a realistic rent, likely tenant profile, and any works needed to bring it to a lettable standard.
